What does a conveyancer do?

What's the difference between a conveyancer and a solicitor?
A licensed conveyancer specialises exclusively in property transactions, while a solicitor is a qualified lawyer who can practise across a broad range of legal areas including conveyancing. For most residential transactions on the Central Coast, a licensed conveyancer has the expertise and focus to handle your matter efficiently and cost-effectively.
When should I contact a conveyancer?
As early as possible, ideally before you sign anything. Having a Central Coast conveyancer review a contract before you’re legally committed can save you from costly surprises down the track. If you’re selling, contact us before you list so your Contract for Sale is prepared in advance and ready to go.

How long does the conveyancing process take?
In NSW, residential settlements typically occur four to six weeks after exchange of contracts, though this depends on what’s agreed. Off-the-plan purchases and rural properties can take considerably longer. Once we review your contract, we’ll give you a clear indication of the expected timeline.
What happens on settlement day?
Settlement is the day ownership officially transfers. Using PEXA, funds and documents are exchanged digitally and simultaneously, making the process secure and seamless. Once settlement is complete, the title transfers to you and, if you’re buying, you can collect your keys. We handle all the coordination on the day so you don’t have to.
What is a cooling-off period?
In NSW, residential buyers generally have a five-business-day cooling-off period after exchange, during which you can withdraw from the purchase. A penalty of 0.25% of the purchase price applies if you do withdraw. The cooling-off period doesn’t apply if you buy at auction or if it’s waived by a Section 66W certificate. We’ll explain how this applies to your specific situation.
What is PEXA and how does it affect my settlement?
PEXA is the electronic platform used to conduct property settlements digitally in Australia. Rather than attending a physical settlement, funds and documents are exchanged online in real time, faster, more secure, and less prone to delays. You can learn more about how it works directly on the PEXA website. Get Moving Conveyancing conducts all eligible Central Coast settlements via PEXA.
Do you offer fixed fee conveyancing?
Yes. As a Central Coast conveyancer, we provide a clear, fixed fee quote upfront so you know exactly what you’re paying before we begin. Our quote covers all professional fees and anticipated disbursements, such as search costs and registration fees, so there are no surprises at settlement.
What costs should I budget for beyond the purchase price?
In addition to our professional fees, you should budget for transfer duty (stamp duty), property searches, title registration fees, and potentially building and pest inspection reports. If you’re using a mortgage, your lender may also have associated costs. You can get an estimate of your transfer duty obligations using the Revenue NSW transfer duty calculator. We’ll include a full breakdown in your quote so you can plan with confidence for your Central Coast property purchase.
Can you review a contract before I buy?
Absolutely, and we strongly recommend it. A contract review allows us to identify any unusual conditions, restrictions, or risks attached to the property before you’re legally committed. This is included as part of our conveyancing service and is one of the most valuable steps you can take before signing.
Can you assist with off-the-plan purchases?
Yes. Off-the-plan purchases involve unique considerations including sunset clauses, developer disclosure obligations, and potential changes between contract and settlement. We’ll review your contract carefully, explain your rights, and manage the process through to completion.
